Substantial refurbishment of key Southampton warehouse
A major industrial warehouse at Oriana Way, Nursling, Southampton is to undergo a
substantial refurbishment by owners Aviva Investors, to deliver sought-after sustainable
features, in a strategic location to the north-west of the city. It is being marketed jointly by
Hellier Langston and LSH.

Unit 22 is a detached 112,638 sq ft high bay warehouse, with a mezzanine floor, goods lift, and two secure yards. It has access from Oriana Way and Majestic Road, and includes 60 car parking spaces.

It also has 7,867 sq ft of Grade A office space at ground and first floor with separate access from the car park with a reception area, lift, canteen, locker room and shower facilities. Sustainable features in both the warehouse and office include a new roof, solar PV panels, EV charging, daylight panels, and VRF air conditioning.

Matthew Poplett, director – Hellier Langston said, “Oriana Way is on the Nursling Industrial Estate located to the north-west of Southampton and is considered the city’s most established and best-connected warehouse location after the airport. Junction 1 of the M271 is next to the estate with direct access to J3 of the M27 that leads to J14 of the M3.”

Alexandra Sorrill, Associate director -Real Estate at Aviva Investors said: “The investment into refurbishing this unit within this strategic location shows the resilience of Southampton’s industrial market, and the opportunity of attracting potential occupiers.”

Matthew Poplett, director – Hellier Langston said, “The strategic location of this warehouse will make it an attractive proposition to any occupier wanting to be close to Southampton Docks as well as J3 of the M27. The sustainability improvements including a new roof and
solar panels will help to reduce occupiers’ occupational costs and reduce its carbon footprint.”

Dan Rawlings, director -Lambert Smith Hampton, also commented: “This is a substantial refurbishment including sustainable features. These enhancements will boost the property’s attractiveness and ensure it remains aligned with the evolving needs of modern occupiers.”
