Understanding your requirements

We start by discussing your needs in detail, including location, size, specification, and overall cost. We then identify potential opportunities on and off market by approaching agents, landlords, and occupiers, and provide a schedule with costs such as rent, rates, and service charges. Each option is reviewed with you, considering suitability, lease terms, property condition, market conditions, and other factors like business rates.

Identifying and evaluating opportunities

Once your requirements are clear, we actively search for suitable properties, both on and off market. We compile a detailed schedule of options with costs such as rent, rates, and service charges where relevant, and evaluate each opportunity with you, focusing on operational suitability, lease terms, property condition (including surveys if required), market conditions, and other considerations such as business rates.

Negotiation and Completion

Once an opportunity has been identified, we would be the main point of contact, opening and carrying out negotiations on your behalf.

At this point, further specialist advice may be required, such as the services of a building surveyor. Once negotiations have been concluded, we would look to agree Heads of Terms with the landlord or their agents.

Upon agreement of Heads of Terms, we would continue to liaise with your solicitors and the landlords until exchange/completion.
