Hellier Langston was instructed by a group of private investors to dispose of a long-held multi-let industrial asset in Romsey. With both units approaching lease expiry, our role was to maximise sale value, manage lease events strategically, and position the property to appeal to a competitive pool of private, institutional and pension fund buyers.

The Requirement

Our clients, a group of private individuals, had aspirations to sell two industrial units, a holding owned since construction in 2003, to realise its maximum value.

The Solution

The property comprised two adjacent industrial units within Belbins Business Park, Cupernham Lane, Romsey, a popular and established industrial estate, to the north of the M27. At the point of initially advising the owners, Hellier Langston reviewed all options available given that both units were rented to individual tenants by way of Full Repairing and Insuring occupational leases but with upcoming expiries.

Hellier Langston concluded that given the strength of the industrial property investment sector, aided by ongoing rental growth, limited supply and growing level of funds looking to be deployed into the sector, the assets should be sold subject to securing attractive investment characteristics.

Consequently, Hellier Langston entered into lease renewal discussions with both tenants leading to the grant of new leases. Subsequently the marketing campaign was conducted which, as anticipated, generated strong interest from private individuals, property companies and SIPP/SASS vehicles.

With block viewing days completed, best and final offers were requested from all interested parties. Hellier Langston reviewed all submissions and advised our clients accordingly. The outcome was a sale of the assets to a single purchaser at a price above the initial quoting level with Exchange of Contracts and Completion being executed on dates required by the vendors.
