Parsons Construction are a south coast property company with a focus on residential and commercial property development within Hampshire, West Sussex and Dorset.
Hellier Langston were instructed by Parsons to advise, market and dispose of the scheme, which had a GDV of £6.75m, on a leasehold or freehold basis.
Following assessment of the market, completing detailed analysis and appraisal of the proposed scheme, the recommendation was made to commence construction ASAP for the entirety of the scheme on a speculative basis given the lack of supply of high-quality stock with strong EPC credentials.
Construction and the marketing campaign began in August 2024. In advance of practical completion units were placed under offer on a pre-let / pre-sale basis with reservation fees being received by purchasers and tenants. At the point of completion of the build in August 2025 50% percent of the scheme had been disposed of. Throughout Q4 2024 and Q1 2025 the remainder of the stock had either been placed under offer.
Disposals came in the form of sales to own occupiers; a single block was sold to an investor with vacant possession and the remaining units let by way of Full Repairing & Insuring leases.
The end of the marketing campaign brought a close to Parson Construction’s development within the site having previously completed phase 1, a single three storey block divided into four offices extending to 12,000 sq.ft, built and disposed of in 2019. An acre plot was also sold to Bellway Homes following the grant of Planning Permission for residential development.
Phase 2 of East Horton Business Park comprised 19 industrial units in total across five blocks and 2 acres of developable land. The site has occupiers within a wide range of sectors including signage / printing, manufacturing, logistics, renewable energy, construction, home staging and engineering.
